What is being proposed at Shawfair?

The proposed development plans for Shawfair will revitalise the south east wedge of Edinburgh. As the largest urban expansion project in Edinburgh and Midlothian it will deliver 4,000 new homes, business space, shops as well as a landscaped environment around a new town centre and railway station.

How will Shawfair create a thriving community?

Shawfair will be a self-sustaining community. As well as delivering quality new homes, residents will also benefit from two new primary schools, a secondary school, shops, new community and health centres, as well as an array of sports facilities.

What types of residential properties will be available at Shawfair?

The development will include high-quality modern homes for people of all ages and demographics from individuals and couples looking to get onto the housing ladder, to families and downsizers. Each home will be well-designed and built in a carefully landscaped setting providing a desirable and spacious place to call home.

When will work start on the new housing scheme?

The first phase of housing development of 170 homes has commenced at the Millerhill site to the south-east side of Shawfair. The first homes in this development are being built by Mactaggart and Mickel and will be available to buy from October/November 2016. At the other side of Shawfair, house-building will start at Danderhall South, near to the existing Danderhall community in early 2017. This site will contain approximately 440 houses, to be built over the next five years.

When is work on the Shawfair development due to complete?

The development at Shawfair is anticipated to take around 15 - 20 years to complete. Each element of the project will be completed in phases to ensure a responsibly managed build with minimal disruption to surrounding residents.

How will Shawfair promote health and well-being opportunities?

With over eight miles of cycle paths within the master-plan, connecting to the wider cycle networks, approximately 65 hectares of community woodlands, dedicated footpaths and landscaped greenspace will be available creating a relaxed and safe environment for residents to enjoy.

The development will also include specially designed sports facilities, including six sports pitches.

How will Shawfair connect to the surrounding area?

Shawfair is the third stop from Edinburgh Waverley on the popular Borders Railway. Residents will be able to catch a train from Shawfair station and arrive in Edinburgh city centre in 15 minutes, Stow in 30 mins or Tweedbank in 45 mins. The City of Edinburgh Bypass and the A1 are both less than one mile from Shawfair, offering easy access to the city and beyond.

What kind of impact will Shawfair have on the local economy?

The total development value of the scheme at Shawfair is anticipated to be around £1.2billion. The development has the potential to directly support around 6,500 jobs, with net impact on economic output estimated at around £100 million per annum when complete.

How will Shawfair support local business?

The development at Shawfair will include around a million sq ft of commercial property worth around £150million. This will include retail opportunities in the new town centre for both local business and national chains.

How will Shawfair promote environmental sustainability?
