Our
Shawfair
Legacy
From investment in schools and community facilities to green space and infrastructure, Shawfair is being shaped with future generations in mind. It’s about creating a place that works for the people who live here today, while continuing to grow into a town that feels established, connected and part of the wider Midlothian community.
A Town Designed To Last
Shawfair has been planned with the long term in mind. Streets, green space and community facilities are designed not just for today, but to support a town that grows and settles over time.
Investing In Education
Education sits at the heart of Shawfair’s long-term ambition. From the outset, the aim has been to create something more considered than a collection of schools, but a connected learning environment that grows with the community.
The Shawfair Community Campus, opening in 2028, brings nursery, primary and secondary education together in one place, creating a rare continuity that supports pupils through every stage of their journey. It’s a model designed to strengthen relationships, simplify family life and create a deeper sense of belonging from the very start.
Combined with high-quality facilities and a strong connection to the wider community, it represents a level of care and ambition that will shape Shawfair for generations.
Because the legacy of a town is defined by the opportunities it gives its people.

Community Infrasructure
A thriving town needs more than homes. It needs the infrastructure that allows people to live well, feel connected and put down roots over time.
At Shawfair, this has been part of the thinking from the very beginning. Green spaces, walking and cycling routes, local amenities and essential services have been planned and delivered alongside each phase of development, shaping a place that feels joined up, accessible and easy to live in from day one.
What’s already here reflects that intent. From everyday essentials like the Co-op to spaces for health, wellbeing and leisure including David Lloyd and Spire Healthcare, the foundations of a real community are already in place. And as Shawfair grows, the future town centre will bring new places to meet, spend time and build connections, creating a natural heart for the town.
Because the strongest communities aren’t defined by what they have, but by how people live, connect and belong within them.

Environmental Responsibility
Sustainability at Shawfair has been part of the plan from the outset, not an add-on, but a fundamental principle shaping how the town has been designed and built.
At the centre of this is the low-carbon district heating network, delivered in partnership with Vattenfall, one of Europe’s most experienced and progressive energy providers. Already serving homes across the development, the network will continue to expand as Shawfair grows, providing a more efficient and lower-impact way of heating the town.
This is supported by an integrated network of green space, walking and cycling routes, carefully woven into the masterplan to encourage active travel and make nature part of everyday life. It’s an approach that looks beyond immediate needs, creating a place that is not only well connected, but designed to endure.
Because building for the future means taking responsibility for the impact we leave behind.

Supporting the Wider Area
Shawfair is part of a wider Midlothian community, and its growth is closely connected to the places around it.
From the outset, we have worked in partnership with Midlothian Council, local community councils and a wide range of organisations to ensure that Shawfair contributes positively to the area, not just through new homes, but through investment, infrastructure and opportunity.
The Shawfair Community Fund, supported by our housebuilder partners, helps local groups and organisations bring ideas to life, strengthening the communities around us as well as within the town itself. Alongside this, ongoing collaboration and engagement ensure that Shawfair continues to grow in a way that reflects and supports the wider area.
Because a new town should add to what’s already here, not stand apart from it.

Built for the Long Term
Shawfair is not simply a housing development. It is a new town being built to last for generations.
Every decision, from the earliest masterplan through to what is being delivered today, has been guided by a long-term vision: to create a place where people want to live, work and grow. From the infrastructure beneath the ground to the partnerships built over time, the foundations of Shawfair have been carefully considered at every stage.
As the next phases take shape, with a new community campus on the horizon and a town centre emerging, the story of Shawfair is still unfolding. What remains constant is a commitment to creating a place that people are proud to call home, now and for generations to come.
