Why
Shawfair

A new home is only part of the decision. Location, lifestyle, education and community all matter. Shawfair brings these together in one well connected setting near Edinburgh.

Location & Connectivity

Set to the south east of Edinburgh in Midlothian, Shawfair is well connected by both rail and road. Shawfair station sits on the Borders Railway, with direct services to Edinburgh in around 15 minutes. The City Bypass and A1 are close by, while walking and cycling routes link neighbourhoods and surrounding communities.

Lifestyle

Shawfair sits between city and coast, with Portobello beach and Dalkeith Country Park both close by. Green space is part of daily life here, while Fort Kinnaird and surrounding retail centres offer convenience without the need to travel far. It is a location that supports an active and balanced way of living.

Education at Shawfair

Dalkeith High School and Danderhall Primary School support families at Shawfair today, with new schools planned as the community grows. The Shawfair Community Campus, opening in 2028, will bring primary, secondary and nursery education together in a purpose-built setting for around 1,800 pupils, alongside sports and community facilities.

Education in Place

While future provision is planned, education is already part of life at Shawfair. Local schools currently support pupils from the community, with families already living here and new provision planned as the town grows.

Neighbours and connections

As new streets settle and homes fill, Shawfair is becoming a place where neighbours recognise each other. School gates, local paths and shared spaces create everyday opportunities to connect.

Over time, these small interactions help shape a community, turning a new place into somewhere that feels established and familiar.
