Shawfair is situated five miles to the south-east of Edinburgh city centre, in the heart of Midlothian. The development lies just off the A7, within half a mile of the Edinburgh City Bypass, placing it at a key junction for travel across the region. The Shawfair masterplan is the long-term blueprint that guides how the town is being planned, designed and delivered. Approved by Midlothian Council, it sets out how 3,990 homes will be developed alongside schools, a town centre, green spaces, community facilities, business premises and the infrastructure needed to support a thriving new community. Rather than simply allocating land for housing, the masterplan takes a holistic view of how all the different elements of the town relate to one anothe ensuring that homes, services, transport connections and open spaces are all delivered in a coordinated and considered way. It is a living document that provides both a clear long-term vision and the flexibility to respond to the evolving needs of a growing community and it underpins every decision made at Shawfair from the earliest planning stages through to the final phases of delivery.

Shawfair has been designed from the outset to be one of the best connected new communities in Scotland, with an exceptional range of transport options available to residents and businesses alike. Shawfair Station sits at the heart of the development, providing fast, half-hourly rail services to Edinburgh Waverley in just 15 minutes, while over 120 bus departures per day serve six routes across the wider area. By road, Shawfair sits just half a mile from the Edinburgh City Bypass with direct access to the A7, A1 and M8, putting Edinburgh city centre, East Lothian, the Borders and the wider central belt all within easy reach. Midlothian’s largest park and ride facility with over 560 spaces sits adjacent to Shawfair Business Park, providing a simple and sustainable option for those commuting into the city. Within the town itself, an integrated network of walking and cycling routes connects neighbourhoods, green spaces and key facilities, making it easy to get around without relying on the car and helping to make Shawfair a healthier, more sustainable place to live and work.
